Residential Water Damage Mitigation

Water Damage MitigationWater damage can strike your home or business any day or time, causing severe destruction and affecting your building or home from the inside out. If you pride yourself on maintaining a safe and healthy home, a little bit of water damage is not something to overlook. Whether a 100-year flood or a leaky roof, water damage should not be left untreated. The smallest of leaks can lead to mold and mildew growth and seriously impact your home and the health of your family. Damage worsens with time and prompt action by an experienced restoration company can make the difference in how extreme the damage can be.

What to do in case of an emergency:

  • If possible, turn off the water or source
  • Turn off any electrical appliances that may be affected
  • Remove as many small items as you can, including small furniture and rugs
  • Place foil under legs of larger pieces of furniture to reduce damage
  • Remove any valuable items from the affected area
  • DO NOT: go into a room with a sagging ceiling
  • DO NOT: use television or other electrical items
  • DO NOT: attempt to disengage carpet yourself (improperly doing this could cause more damage to the carpet)
  • DO NOT: delay in calling Duraclean

This is a very large concern, and we at Duraclean Restoration Services have spent a lot of time and money on education and equipment to become experts in water damage restoration. In most cases, if the drying process can be started fairly quickly, you generally do not need to be concerned with mold.

It is our goal to get the air in your house as dry as possible in turn speeding up the drying process; however, it may feel dryer than you may be used to. You may also need to water your plants more often.

Often times the humidity in your house has doubled or tripled from what is normal and materials are wet that normally are not designed to get wet. If it has been 3-4 days since the initial water loss and you start smelling a sour odor, bacteria may be forming. After we have dried everything the smell should be gone.

Our equipment is increasing the rate of evaporation, causing the air to feel wet. Part of our monitoring process includes checking the condition both indoors and out. If our technicians instruct you to open some windows, that may mean that the conditions outside will help in the drying.

We advise that all pets be kept away from the affected area.

We use very high-tech moisture meters designed to specifically check for proper moisture content. We will not repair or cover up any areas, which may still be wet. This is why you have made a good choice to call us, not just a construction company. We are trained and certified in water damage assuring you of the best quality service and giving you the peace of mind that it will be dried out properly.

We will do our best to restore your contents to pre-loss condition. If we are unable to restore any items, we will set them aside to be itemized and turned in to the insurance adjuster. Your adjuster will determine coverage according to your policy. Do not throw anything away.

Our job is to bring you back to pre-loss condition. After the dry out process has been completed, we will be able to determine what has permanent damage. At that time we will submit an estimate of repairs to your insurance adjuster for approval.

A few years ago the standard procedure was to remove any wet materials, replacing them with new. Today, with much better equipment and training, our goal is to dry-out your structure, saving as much of the structure as possible.

Typically the average water loss takes between 2 to 5 days. If the materials have been exposed to water over a long period of time it may take 4 to 7 days.

We have invested thousands of dollars into specialized training and equipment specifically designed to effectively manage fire and water damage. Our main objective is to minimize the impact on your day-to-day living. If you hire a general contractor, often they do not understand the concept of saving versus replacing. For instance, 90% of the time we are able to save drywall with 3 days of drying (without putting holes in it). If someone comes in and removes all of the drywall, you have turned a 3-day job into a week-and-a-half process and the adjuster may not approve.

Yes, we guarantee our work for 1 year. Before we complete the job you will need to sign a form of work completion and satisfaction.

Duraclean specializes in disaster reconstruction services to restore your property to pre-loss condition. The most critical part of water damage is the drying process. After the dry-out has been completed by our trained and certified technicians, you may opt to hire a general contractor or do the repairs yourself and that would be fine. We will bill your insurance company for the emergency repairs separately.

The choice of repairs is always yours. Your insurance company only owes like, kind and quality. If you choose to do something else, you may have to pay more out of pocket.

It is your responsibility to pay your deductible. Your insurance company will subtract your deductible from our bill and pay us the balance. For example, if your bill is $1000.00 and you pay Duraclean your deductible of $500.00, your insurance company will then cut Duraclean a check for the remaining balance of $500.00.

We try to stay as organized as possible to insure the quality and customer service you deserve. Paperwork is a very important part of the foundation to help us to achieve the highest standard of customer satisfaction.

Microban® is an antimicrobial designed to inhibit, destroy, and prevent the development micro-organisms. Many times we will use this product as a precautionary step. Your health is our main concern.

Often you can stay in your home depending on the areas that are affected. You may lose the use of your bathroom, kitchen, etc. If you need to stay outside your home, you may want to ask your adjuster about additional living expenses or ALE (Additional Living Expense)  coverage.

The total expense for a particular job can be difficult to assess. However, our costs are based on standardized pricing for the industry. We use a computer-estimating program that downloads the new price list every quarter. Insurance companies also use the same program and price list. When an adjuster is assigned to your claim, we will explain to them what we have done up to that point, then get an authorization before further steps are taken. Before any repairs are made, we will have an agreed upon estimate with your insurance provider.

Yes, it is very important that we have access to monitor the job and finish in a timely manner. If you are not going to be available, then we need to work out a plan to gain access.

The equipment we use is capable of running for months without being shut off. They do not overheat and should be fine. If you hear or smell anything that seems abnormal, please unplug the equipment in question and call us immediately at 301-259-2026. Our technicians review all equipment and drying out processes on a regular basis.

We have made every effort to use equipment that maximizes drying time while consuming the least amount of power necessary to achieve the best results. The approximate cost for the air mover is .50 cents per day and the dehumidifier is $1.50 per day.

Often the adjuster will wait until the dry out process is complete in order to be able to assess damages. Other times, because of our relationship with the adjusters, they may rely on our photos and scope of repairs without doing an inspection of their own.

Because each insurance company varies, we would advise you to consult your adjuster. Each insurance company has different guidelines they follow.

We continuously work to improve a business model that keeps customer responsibilities to a minimum as much as possible. For the most part, you should be able to just go about your daily activities without worry or concern.
